BIM technology (TIMSO)
undefined
Digitalization is the adoption or expansion of the use of digital or computer technology by an organization, industry, or country. By implementing smart solutions, the digital economy can revolutionize almost every aspect of our daily lives, leading to better monitoring and controlling infrastructure, improving the health and well-being of the population, increasing productivity and quality of public services, and increasing citizen satisfaction, as well as creating new businesses and new jobs.
The concept of BIM first emerged in the 70s, when a publication by Georgia Institute of Technology Professor Charles Eastman, "Using computers instead of drawings in building design," described a working prototype of a " building description System (BDS)" that included ideas for parametric design, getting 2D drawings from a model, "a single integrated database for visual and quantitative analysis, "and it also suggested that"contractors of large projects may find this representation beneficial for planning and ordering materials."
Charles Eastman has been developing 3D and parametric modeling systems for the construction industry since the mid-1970s. After training as an architect, he focused on developing a tool for practitioners with a "building description System" and "building product Modeling", later renamed "BuildingInformationModeling". He completed his Ph. D. in architecture at Carnegie Mellon University and founded ACADIA (the North American academic conference on building modeling). He started creating parametric modeling (called FORMTEK) in the early 1980s.
What is BIM technology (TIMSO)?
Information modeling technology for construction objects (TIMSO, analog of building information modeling): a Set of technologies, production processes and regulations that enable the collective creation and management of information about a construction object at all stages of its life cycle. This means that the information that appears at each stage of working with the building is not archived for storage, but is used, modified and updated at further stages of work.
Data is added to the 3D information model throughout the life cycle of the structure. They are necessary for planning and developing concepts, designing, purchasing materials and equipment, logistics, and coordinating work on various sections of the project, operation, and subsequent reconstruction of the building. The information model becomes the only and most reliable source of data for investors, engineering companies, design, construction and operating organizations.
In a General sense, information modeling technology for the construction industry (hereinafter referred to as TIMSO) ensures that information management processes are correct.
The effect of the application of BIM technologies (TIMO)
We can talk about the experience of countries that have become leaders in the use of BIM technology. Estimates of the application are optimistic, but so far they are focused on one-time pilot projects and do not provide the results of system studies.
BIM technology (TIMSO) at the design stage
The use of TIMSO allows you to put together, dock and coordinate building systems created by different specialists and organizations. This helps to identify any inconsistencies (collisions) at the design stage and provides the opportunity to pre-test the structures for their viability, functional suitability and performance.
The constructed model of the projected object then becomes the basis for modeling other processes (4/5/6-D). It is actively used for creating working documentation of all types, developing and manufacturing building structures and parts, completing the object, ordering and installing technological equipment, economic calculations, organizing the construction of the building itself, as well as solving technical and organizational and economic issues of subsequent operation.
The synthesis of the calendar schedule and the building model allows you to check visually and with the help of special tools, how well the building construction process went. With the help of the classifier, you can link each structural element, equipment, etc.to a time stage and create a calendar schedule of work (both detailed and aggregated indicators).
Then you can view the entire construction process in dynamics, as an animated video, with the ability to make pauses and notes, identify inconsistencies or positions to optimize the overall process.
The estimated economic model serves as a source of information on the object and each element can store a description with the cost of the element, its position in space, and a classifier. Having electronic standards for the cost and time of construction of specific structures, you can combine two databases (by object and by standards and prices) and get a convenient tool for generating estimates of direct costs.
Use of information modeling technology during the operation of the building
Studies show that one of the main advantages of using BIM is the ability to apply energy-efficient design, which in the early stages of design with sufficient accuracy to calculate the operating costs of the future construction project, but due to different variants of design solutions to achieve the most optimal technical and economic performance of buildings.
Also, research is being conducted in the field of operation using technology, where the model is directly related to the real object. The main task at this stage of the object's life cycle is to create a system for monitoring and operating the building. When the model obtained at the design stage serves as a repository for all changes and reconstructions after construction. With the entire history of changes in the form of a building's BIM model, the owner or building maintenance service will always have full control over the situation. It is possible to place various types of sensors on the building during construction and, thus, track deviations of real structures from the design values. In other words, the operational model will allow effective property management, including security monitoring, current and planned repairs, and reconstruction.
The current situation
