Housing construction
The volume of construction work performed in the region in January-September 2022 amounted to 126,574 million tenge, IFO – 108.3% compared to the same period in 2021.
There was a decrease in the volume of construction work in 8 regions of the region: in the cities of Arkalyk and Lisakovsk, in Amangelda, Kostanay, Naurzum, Sarykol, Uzunkol and Fedorovsky districts.
According to the results of the first nine months of 2022, investments in housing construction in the region amounted to 53,552 million tenge, or 119.7% compared to the level of the corresponding period of 2021.
In 2022, 450.5 thousand square meters are planned to be built and put into operation at the expense of all sources of financing, during the reporting period, 343.1 thousand square meters of housing were commissioned for all sources of financing, or 101.7% of the level of 2021. 2,962 apartments were put into operation, which is 132 apartments more than last year.
Including: 265 rental apartments; 195 loan apartments through the Housing and communal services through bonds; 1,995 – commercial apartments; 507 – individual residential buildings.
The largest volume of housing was introduced in the cities of Kostanay (68.8%), Rudny (9.3%) and in Kostanay district (10.8%), they account for 88.9% of the total volume of housing commissioned.
According to the results of 9 months of 2022, the average actual cost of construction of 1 square meter of housing amounted to 145.9 thousand tenge. The maximum cost of construction was formed in Kostanay – 175.7 thousand tenge and in Karasu district – 173.9 thousand tenge.
Construction of social rental housing without the right of redemption.
During the reporting period, 4 rental residential buildings with a total area of 14.5 thousand square meters were put into operation in the region, including:
- in Kostanay – a 45-apartment residential building in the mkr. "Kunai", with a total area of 3.1 thousand square meters;
– in Rudny - two 60-ten-apartment residential buildings with a total area of 7.6 thousand square meters;
– in the Zhitikarinsky district - reconstruction of a multi-apartment residential building with a total area of 3.8 thousand square meters. m
. This year it is planned to complete the construction of 2 more rental residential buildings with a total area of 16.6 thousand square meters, including:
- 120-apartment residential building in in Kostanay, with a total area of 8.1 thousand sq.m.;
- A 105-apartment residential building in Lisakovsk, with a total area of 8.5 thousand sq.m
. Construction of credit housing through the system of housing savings through M&A bonds.
For nine months of this year, 4 credit houses with a total area of 15.1 thousand square meters for 195 apartments were commissioned in Kostanay, including:
- 3 multi-apartment residential buildings in the Kunai microdistrict with a total area of 10.9 thousand square meters for 135 apartments;
- 60-apartment residential building in the residential district "Jubilee", with a total area of 4.2 thousand sq. m.
By the end of the year, it is planned to complete the construction of 9 credit houses in the region, with a total area of 30.5 thousand square meters for 432 apartments, including:
- 1 house in the Airport microdistrict, with a total area of 5.1 thousand square meters for 72 apartments;
- 6 houses in the residential district "Bereke", with a total area of 17.8 thousand square meters. m for 240 apartments;
- 2 houses in the city of Rudny, with a total area of 7.6 thousand square meters. m for 120 apartments.
Construction of commercial and individual housing.
In 2022, it is planned to commission 331.4 thousand square meters of housing at the expense of commercial and private developers.
During the reporting period this year, 313.5 thousand square meters of housing were commissioned at the expense of commercial and private developers, which is 91.4% of the total volume of housing commissioned in the region. Including: 172.1 thousand square meters of housing (1,995 apartments) were commissioned by commercial developers; 141.4 thousand square meters – residential housing (507 houses).
