Housing construction.
The volume of completed construction works in the region for eight months of 2022 amounted to 100,092 million tenge, IFO – 112.6% compared to the same period of 2021.
There was a decrease in the volume of construction work in 6 regions of the region: in the city of Arkalyk, in Amangeldinsky, Auliekolsky, Mendykarinsky, Naurzumsky and Sarykolsky districts.
According to the results of eight months of 2022, investments in housing construction in the region amounted to 47,551 million tenge, or 118.9% compared to the level of the corresponding period of 2021.
In 2022, it is planned to build and put into operation 450.5 thousand square meters at the expense of all sources of financing, during the reporting period, 301.4 thousand square meters of housing were commissioned for all sources of financing, or 101.2% of the level of 2021. 2,433 apartments were put into operation, which is 3 apartments less than last year.
Including: 265 rental apartments; 195 credit apartments through the Housing and communal services through bonds; 1,556 – commercial apartments; 417 – individual residential buildings.
The largest volume of housing was introduced in the cities of Kostanay (68.7%), Rudny (9.4%) and in Kostanay district (10.5%), they account for 88.6% of the total volume of housing commissioned.
According to the results of 8 months of 2022, the average actual cost of construction of 1 square meter of housing amounted to 142.5 thousand tenge. The maximum cost of construction was formed in Karasu district – 176.9 thousand tenge and in Kostanay – 171.3 thousand tenge.
Construction of social rental housing without the right of redemption.
During the reporting period, 4 rental residential buildings with a total area of 14.5 thousand square meters were put into operation in the region, including:
- in Kostanay – a 45-apartment residential building in the mkr. "Kunai", with a total area of 3.1 thousand square meters;
– in Rudny - two 60--
in the Zhitikarinsky district - reconstruction of a multi–apartment residential building with a total area of 3.8 thousand sq.m
. This year it is planned to complete the construction of 2 more rental residential buildings with a total area of 16.6 thousand sq. m, including:
- 120-apartment residential building in in Kostanay, with a total area of 8.1 thousand square meters.m;
- 105-apartment residential building in Lisakovsk, with a total area of 8.5 thousand sq.m.
Construction of credit housing through the system of housing savings through bonds of M&A.
For eight months of this year, 4 credit houses with a total area of 15.1 thousand square meters for 195 apartments were commissioned in Kostanay, including:
- 3 multi-apartment residential buildings in the Kunai microdistrict, with a total area of 10.9 thousand square meters for 135 apartments;
- 60-apartment residential building in the residential district "Jubilee", with a total area of 4.2 thousand sq. m.
By the end of the year, it is planned to complete the construction of 9 credit houses in the region, with a total area of 28.9 thousand square meters.m for 408 apartments, including:
- 7 houses in the residential district "Bereke", with a total area of 21.3 thousand square meters. m for 288 apartments;
- 2 houses in Rudny, with a total area of 7.6 thousand square meters. m for 120 apartments.
Construction of commercial and individual housing.
In 2022, it is planned to commission 331.4 thousand square meters of housing at the expense of commercial and private developers.
For eight months of this year, 271.8 thousand square meters of housing were commissioned at the expense of commercial and private developers, which is 90.2% of the total volume of commissioned housing in the region. Including: 148.2 thousand square meters of housing (1,556 apartments) were commissioned by commercial developers; 123.6 thousand square meters – residential housing (417 houses).
