Private investors of WKO intend to build 940 apartments in the new residential district "akzhayyk»

Two construction companies-KAZ-Khol LLP and Bolashak-T LLP-signed agreements with akzhayyk SEC to allocate them land plots with a total area of 14.3 hectares, where they will build 32 five-story residential buildings.

As early as January 2021, builders will start earthworks on the land plots allocated to them. This was announced during a meeting on the development of a new microdistrict "akzhayyk" in the regional akimat.

In total, as the mayor of Uralsk Abat Shanybekov noted, 5 residential districts will be located on the territory of Akzhayyk – with a total area of 400 hectares. In addition to housing that is being built under state programs and at the expense of private investment, several schools, kindergartens, a sports stadium, two clinics, and wksu buildings will be built in them.

Both private investors will build up the 3rd microdistrict within the akzhayyk microdistrict.

KAZ-Khol LLP, as part of its investment project, intends to build 6 high-rise buildings for 380 apartments in the 5th quarter of the specified microdistrict, on an area of 4.5 hectares.

Bolashak-T LLP will build 26 houses for 560 apartments in the 5th quarter, on an area of 9.8 hectares.

Director of KAZ-Khol LLP Timur Aminov explained that the design and estimate documentation for the construction of high-rise buildings is already being prepared. The investor plans to build two, three and four-bedroom apartments with an area of 70 to 153 square meters.

According to the Director of LLP "Bolashak-T" Askar Casanova, a project that they plan to implement – difficult to implement. Design and estimate documentation for houses is gradually being prepared. The investor intends to build five-story buildings that will house 1,2 and 3-room apartments with an area of 44 to 82 square meters.

Akim of WKO Gali Iskaliev asked the acting Director of the regional branch of JSC "Zhislstroysberbank" Nurzhan Kalishanov, what is the probability of buying housing from a private developer from participants of the housing savings program. And he suggested that the Bank's employees now work with depositors to buy apartments in the microdistrict under construction, which has great prospects for development.

– We believe that our investors will be able to purchase apartments from these developers. We have enough clients who have already accumulated 50% of the cost of their future apartment and are waiting for suitable offers for new housing, " Kalishanov explained. – Of course, there are restrictions on the loan amount – it is no more than 12 million tenge per borrower, but we hope that the cost of apartments will be reasonable and housing in the akzhayyk microdistrict will be affordable for our investors.

Referring to the akim of the city, Gali Iskaliyev noted that the new district must carefully consider the entire infrastructure: in walking distance to houses were schools, kindergartens, polyclinics, shops and other services.

In addition, the WKO akim asked the city akim to reconsider the possibility of replacing a number of social and cultural facilities in projects with small industrial zones. Explaining that the microdistrict under construction should have production facilities where people could work without bothering to go to work by bus.

He also gave recommendations to Abat Shynybekov that the city authorities should simultaneously begin construction of the missing engineering and communication infrastructure in the akzhayyk microdistrict- two new boiler houses, water supply networks from the Kamensk water intake, as well as access roads to the construction site.

– Experienced, serious companies that have proven themselves in the construction industry are responsible for the development of land plots and housing construction in the new akzhayyk microdistrict, - said WKO akim Gali Iskaliev.

– And we will provide them with full support in their work. We have a great need to build new housing. Every year, the population of Uralsk increases by 7-8 thousand people. Now people are forced to buy suburban areas, build where there is no necessary infrastructure-roads, electricity, water supply networks. We must create such conditions so that we can build housing that is affordable and affordable enough for people to have everything they need for a normal and comfortable life.
